Level 2 - Home Buyers Survey

Home Buyers Survey provides a full and extensive inspection of areas that are accessible. The survey looks for serious problems that are evident, including damp and anything that could cause future issues that might impact the value of the property. To summarise what is covered:

  • Background information on the property and location
  • An assessment of any damp-proofing, drainage or insulation in the building (although drains can only be inspected from the accessible areas)
  • Condition of the building’s timbers and checking for woodworm or rot
  • Damp test results taken from the walls
  • Details of urgent problems which should receive specialist attention before signing a contract
  • Details of major faults in easy to get to parts of the property that may affect its value
  • Clear colour coded condition ratings for quick identification of the important issues
  • Multiple photographs and diagrams, helping you understand your new home
  • A jargon-free report that avoids many of the annoying caveats and exclusions often found in home buyer reports
  • A full debrief from the surveyor who will answer any questions you may have.
  • Thermal image camera to detect areas of heat loss.
Level 3 - Building Survey

Ideally suited to larger, more complex, older, extended or higher value homes.This is the highest level of a non-invasive survey that surveyors usually carry out during the home-buying process. It includes everything that a Home Buyers Survey includes, and is suitable for all properties, but is often most applicable for older or more unusual properties, or properties where problems are suspected.

The Building Survey report will describe the condition of each element of the house and identify the property's defects, their apparent cause, the urgency of repair, and maintenance options and may also include an approximate cost of repair.
